That day is not far off if you have booked one of the Rs. 1.8 crore plus flats in Pune’s Boat Club Road project of Marvel Realtors. The five-storeyed building will host one flat per floor – each with its private swimming pool! For Pune, that’s a first but Marvel Realtors has been pioneering innovations in all its projects.

“We have ensconced ourselves in Pune as niche product designers. Constructing a building is mundane. What we do is create a life force within space”, said Vishwajeet Jhavar, lead Partner of Marvel Realtors, a builder/promoter firm very active since the last three years in the Pune market. Jhavar was speaking in an exclusive interview with the editor of Indiaproperties News and Features.

It’s this very life force that’s probably driving the three partners Jhavar, Nikhil Bhave and Mahesh Laddha to create what they appropriately call ‘marvel’lous buildings one after the other - the latest one being the Boat Club Road project. Fully wired, each room has a touch screen display from where the resident can operate any light or electrical device in any room from any room. Besides, there will be systems to programme or control electrical devices via cell phone. Which means you can SMS your water boiler to switch on before you reach home or your airconditioner to cool the room. The facilities don’t stop there. The entire building is centrally airconditioned but each room will have individual controls. The unique aspect is that each owner will pay only for actual usage because the airconditioning is a state-of-art imported system with provisions for metering individual flats. Since the refrigeration system draws only as much power required to cater to the demand, it ensures massive energy savings at the central level and also proves economical to the flat users. Marvel has not ignored security either. The main lobby door is controlled by video phone and provides an efficient access control system.

Jhavar has not stopped there. The flat’s internal layouts are customisable and customised landscaping by a renowned landscape designer will be provided. An original piece of art will adorn the front façade of the building. Marvel tops up the flat amenities with Italian marble flooring, solid teak wood doors, standby power for the entire energy requirement, a huge Jacuzzi with shower cubicles and steam units and state of art building automation and security systems.

Says Vishwajeet Jhavar, “We focus strongly on the engineering aspects. All three of us are engineers with extensive experience in fabrication, erection, control systems, electronics and commissioning of plants. This makes our projects structurally perfect and technologically state-of-art. Incorporating futuristic facilities comes naturally to us.” Having a swimming pool in each flat was a good selling proposition but incorporating it was a challenge. Marvel Realtors hired a senior Indian structural engineer, an acknowledged global expert in structural engineering who worked out a solution. The result will be stunning, states Vishwajeet. Jhavar is ambitious and for his next project dreams of a swimming pool hanging on steel ropes from the rooftop!

Coming from Marvel, it could well be within the realm of reality because for their 11-storeyed Vivicity project in Kalyani Nagar, they built one on the eighth floor. Here too they introduced architectural innovation by joining three buildings through a uniquely landscaped walkway on the eighth floor which also sports a club house. The 40-apartments scheme of 2-bedroom and 3-bedroom flats and penthouses are spacious ranging from 1460 to 3800 sq. ft. and incorporate luxury and security par excellence.

Vishwajeet Jhavar confided though that their entry into the construction business was by accident. The three partners (friends before they joined in the construction business) were looking for flats for their own use but couldn’t find one that satisfied them. So they bought a plot and constructed apartments for their and their friends’ use. Realizing that they had hit upon a good business proposition, the team formally establish their business. Now in their ninth project within three years, Marvel has 130,000 sq. ft. of projects in the pipeline spread over four locations.

Although the project sizes are relatively small, Marvel makes up by constructing premium-priced buildings. Their business model relies heavily on speed of execution, keeping a cap of one year as the maximum permissible schedule. They planned and completed their 15-floor Koregaon Park project in eleven months flat. Jhavar explains, “Fast executing saves in terms of price escalations and interest costs on the investment”. For Marvel’s customers, that’s a triple whammy – futuristic amenities, zero escalation and time-bound deliveries dictated by systems, not by individuals. No wonder, Marvel Realtors proudly sports the tag “marvel-ous”!
